HOA & Other Expenses

There are two home owners associations in Playa Vista:

Playa Vista Parks and Landscape (Approximately $230.00/month *Subject to change)

Covers community amenities such as:

  • Center Pointe Club
  • Security
  • Time Warner Cable and High Speed Internet
  • Landscaping and Street Maintenance
  • Patrol Service
  • Communities Events and Concerts
  • Merit Property Management Administrative Expenses

Individual Building Dues (Varies Between Approximately $300.00/month and $700.00/month *Subject to change)

  • Fire and Liability Insurance for common area
  • Building Maintenance
  • Water Usage for Common Area
  • Trash Removal
  • Management Company Fees
  • Reserves

Property Taxes

Property taxes in Playa Vista are between 1.1% and 1.2% of the tax basis of the property (very similar to all Los Angeles County properties). The tax basis is initially the purchase price and taxes can go up by a maximum of 2% annually.

You may also be able to have your property tax basis and your taxes due reduced if you feel your property has depreciated. Please contact me if you feel you may be eligible and are interested in finding out how to do that.

Community Enhancement Fee

Because you are living in such a beautiful community and we want to keep it that way, Playa Vista’s property management company levies a one time fee of three quarters of one percent of the transfer price when a property is sold as a community enhancement fee. This fee goes toward the betterment of the community including environmental conservation and the Ballona Freshwater Wetlands System. It is customary for the seller to pay this fee from the proceeds of the transaction through escrow.
